The homes in most planned communities tend to be of similar values. That’s not the case at Newport Cove. Our buyers can choose from a variety of price points.
Although Newport’s houses may vary in cost, they conform to the same quality standards and architectural requirements. The price variations are based mainly upon size and distance from the water. Yet, all homes are no more than a short walk to Newport’s private 100-slip marina and, since most residents seem to take advantage of the golf cart spaces in their garages, their boats are just a minute or two away via cart.
Newport Cove includes 42 acres, 15 of which are open common areas. This green space includes 1,800 feet of shoreline, an eight-acre waterfront park, ponds, a community garden, plus natural “native” areas with walking paths.
COTTAGE HOMES
Newport’s least expensive “neighborhood” is the Cottages. Although there are no age restrictions, this area is especially appealing to weekenders or empty nesters. Why? Because the HOA takes care of landscaping and snow removal. (No yard work = more time to fish.)
Our four Cottage models range in size from 1,465 to 2,215 square feet, plus full basements and oversized two-car garages. As you check out the layouts on our website, remember that we’ve never built the same home the same way twice. Want to redesign your kitchen? We encourage you to do so. Want to combine the den and second bedroom into a second master suite? No problem. Want to move a wall or doorway? As long as the house remains structurally sound, that’s an easy change. Want to add a screened porch or a large walk-in shower? Just say the word.
ESTATE HOMES
Our second neighborhood, called the Estates, is right off the water. Here homes range in size from 2,200 to 3,600 square feet. These are custom homes, custom-designed with custom floor plans. However, many Estates buyers have chosen to simply enlarge one of our Cottage models.
WATERFRONT HOMES
The final neighborhood is the Waterfront. Here the views of Bluff Lake are truly spectacular. Because our land is high (literally yards above the flood plain), these homes open up to a lakefront panorama. Like the Estates, the Waterfront neighborhood is reserved for custom homes. Again, while many buyers have created their own dream plans, others have taken a Cottage plan and enlarged it to the required size (2,500 to 4,200 square feet). The Waterfront homes are built with walkout basements facing the lake.
BUILD YOUR OWN
Although Newport Cove’s developer/builder has designed and constructed most of the homes in the community, you can purchase a lot (n the Estates and Waterfront neighborhoods only) and bring in your own builder. The main stipulation is that your house meet the community’s architectural standards.
